Flex Spaces, also known as Small Bay Industrial or Industrial Flex buildings, are commercial or light industrial properties designed to provide a versatile and adaptable working environment, typically in bays of 1,500 sf to 6,000 sf, and in  buildings that are 6,000 to 12,000 sf with 18’ ceilings.

These facilities combine the functionality of a warehouse or industrial space with the flexibility and amenities of a modern office by catering to a wide range of business needs.

  • Average daily traffic  > 20K

Existing Buildings

  • 1-5 Acres

  • Metal, Tilt Wall or Brick Construction

  • Ceiling heights >14’

  • Below replacement cost and the ability to add value

  • Average daily traffic  > 20K

Trade Area Requirements

  • Typically 2, 5, 10 mile rings

  • Open to any market in GA with a focus on secondary and tertiary markets

  • Will consider border states to GA

  • Trade area population must be positive and growing

  • Trade area per capita income >$15k

  • Trade area median home values > $250k

  • Trade area home ownership must be greater than rental occupancy

  • Trade area business counts > 1200
